Bill Bywater, CCIM
President

Raised in Central Florida, Bill Bywater, CCIM joined The Bywater Company in 1991 as an Associate and has served as President since 2001, after acquiring the business from his father, F.B. “Ted” Bywater.  Although he has extensive experience with all aspects of the commercial real estate industry, including property management, he mainly focuses on office and industrial landlord/buyer/seller representation. Throughout his prosperous career, he has been involved in over 700 transactions with a deal volume exceeding $250 million. He holds a Bachelor’s Degree in Marketing from Clemson University.

F.B. “Ted” Bywater
Chairman of the Board

F.B. “Ted” Bywater, SIOR, serves as Chairman of the Board.  His introduction into commercial real estate development started in 1969 as the Managing General Partner for Messers Trammel Crow of Dallas and Frank Carter and Ewell Pope of Atlanta.  Eventually he became a partner at Bradley, Young and Bywater Properties, a multi-family development firm based in Tampa that serviced the entire Central Florida area.  In 1977, after years of success, Ted founded The Bywater Company as a full-service commercial real estate firm specializing in the acquisition, disposition, leasing, development, and management of retail, office, and industrial properties.

Cindy Noble, RPA
Senior Property Manager/Comptroller

Cindy Noble joined The Bywater Company in 1985 as Comptroller. Now serving as Comptroller and Senior Property Manager, she oversees the daily operation of a portfolio of more than 2.5 million square feet of office, industrial, and retail space, including supervising accounting practices, property maintenance, capital improvements, and budgets.  With over 36 years of experience, Cindy has earned the prestigious Real Property Administrators (RPA) designation from the Building Owners and Managers Association (BOMA) and holds a Bachelor’s Degree in Business Administration from UCF.  She has a Florida Real Estate Salesperson license.

Clark Brandt
Senior Commercial Advisor

 

Clark D. Brandt, a 25+ year veteran of the Florida commercial real estate industry, specializes in user brokerage, sales, tenant representation, leasing, and investment property sales.  He possesses a wealth of real estate corporate knowledge, and is skilled in project planning, trend analysis, and excellence to details, maximizing clientele value and expectations.  He holds a Bachelor’s Degree in Business Administration from UCF.

Christi Davis, CCIM
Senior Commercial Advisor

 

With over 25 years of commercial real estate experience, Christi specializes in landlord and seller representation for office, medical, and industrial properties. Christi earned the Certified Commercial Investment Member (CCIM) designation in 2000, having successfully completed a graduate level curriculum in brokerage, leasing, asset management, valuation, investment analysis, and attainment of qualifying experience.  She holds a Bachelor’s Degree in Organizational Communication from Rollins College.

Scott Williamson
Senior Commercial Advisor

 

Scott’s areas of expertise include transactions, developing new business, and servicing existing long-term clients. From a transaction perspective, Scott has successfully represented sellers and buyers, both national and local, by displaying a deep understanding of influencing market conditions. His transaction experience also includes tenant representation and landlord agency work.  He holds a Bachelor’s Degree in Economics from Florida State University.

Phil Englett
Senior Commercial Advisor

 

Phil has been in the real estate/construction industry since 1984.  He has a strong presence and reputation as a general contractor, construction manager, and design-build contractor in Central Florida, consistently delivering excellent results that showcase teamwork and strong management abilities.  

Pam Carter
Senior Commercial Advisor

 

Pam has been an Associate with The Bywater Company since its inception in 1977.  A true pioneer of her time, Pam is one of only a handful of women focusing on the industrial sector of commercial real estate.  She specializes in seller and buyer representation and  has completed thousands of sales and leases in the Orlando area.  She holds the distinction of facilitating one of the largest industrial sales in Central Florida; the 100,000 SF Orlando West Industrial Park located in Orange County.  

Michael Gotlib
Associate

 

Michael specializes in commercial property management, construction management, project management, renovation, architectural design, permits/zoning, compliance, due diligence, acquisitions, market analysis, accounting, forecasting lease administration, multi-tenant, warehouse, flex, and multi-family.  He holds a Bachelor’s Degree in Social Sciences from Florida State University.

Karen Hamann
Brokerage Assistant

 

Karen brings over 20 years of commercial real estate marketing experience to The Bywater Company.  She provides a high level of professional support to brokers and clients and delivers a wide-ranging involvement of all aspects of marketing. She has a Florida Real Estate Salesperson license and is a Notary Public.

Mike Hanna
Property Manager

 

Mike is the former owner of a mechanical and electrical company in Georgia and has extensive HVAC, electrical, plumbing, construction, and commercial property management knowledge.  He holds a Real Estate Broker’s license in both Florida and Georgia and proudly served in the US Army Reserves.

Robin Richardson
Property Manager

 

Originally from Indianapolis, Robin has lived in the Orlando area for over 20 years.  She has been in property management for the last seven years. She has managed industrial, office, and retail structures. Her expertise is building strong relationships with owners, tenants, and vendors. She takes pride in protecting and preserving the property assets she manages.

Mario Lopez
Property Management Accountant

 

Mario handles the extensive financial reporting needed to ensure the success of our property owners.  He holds a Bachelor’s Degree in Spanish from California State University.

Jude LeDrew
Assistant Property Management Accountant

 

Jude’s day-to-day responsibilities include accounts payable and receivable, tenant relations, assisting with the collection of rents and other property income, and miscellaneous accounting practices.

Doug Haley
Building Engineer

 

Doug has been the primary building engineer for all Bywater managed properties since 2005.  His daily site visits ensure our properties are well-maintained. He is responsible for diagnosing and supervising all maintenance activities on all of our properties.
